Posted Fri Jun 11 10:38AMThis may be an option for sellers who do not want to purchase another property through a 1031, but still want to defer taxes and receive a stream of income, depending on their equity and own personal situation.
You've heard of 1031s, and this is called a Deferred Sales Trust, and basically it is an IRS compliant strategy which allows property and business owners to defer their capital gains tax and potentially increase their retirement income. This is done through a trust, and the 1031 company handles the funds, which are highly stable, strong funds, receiving strong returns, and you receive an income stream based on your personal strategy. Depending on your situation, this sounds like a great investment strategy. Let me know if you'd like more information.

We have Mt. St. Helena up north to gaze upon- an extinct volcano.

trees on the Stevens Creek Trail, where there are power lines, but will be chopping them
down in Almaden's TJ Martin/Jeffrey Fontana Parks. What gives?

PG&E has cut many healthy trees on private and public property under or near their power lines throughout the state of California. We here in San Jose are not alone. Unfortunately, the city of San Jose has not even required a permit from PG&E to remove the 140 trees in the T.J. Martin/Fontana Parks over the next two years. Reasonable action would be to trim rather than destroy trees. I believe this is not a viable solution for PG&E because ongoing trimming will cost more than removing them. The irony is that PG&E has spent 35 million dollars to pass Proposition 16 which will make them a monopoly but yet they offered a meager $75 to replace each cut tree in our two parks. I think PG&E is a hypocrite to promote Earth Day and the "Green" movement but yet are unnecessarily destroying healthy trees.
